Aotea

Porirua's newest established suburb, subdivided from the 2000s on the hills above the city centre. It's mostly large, modern family homes, and many have harbour views.

Who it suits

Is Aotea right for you?

An honest look at what Aotea offers at each stage.

First home buyers

Not the place to start for most buyers. Most homes for sale have a CV over $1 million, and the lowest recorded sale was $965,000.

Upsizers

Aotea's strongest fit. Big, modern 4 bedroom homes, a secondary school in the suburb, and quick access to the city centre.

Downsizers

Few smaller homes come up here. It suits downsizers who want a newer, low-maintenance home and are happy to keep some space.

Local plans

What's changing in Aotea

The plans and projects most likely to affect Aotea.

New homes
Nearly complete

Aotea has been built out over the last two decades and the council describes it as largely complete. A handful of sections and new builds are still coming to market.

What it could mean: as the last sections sell, supply of new homes here will dry up, which supports values for existing homes.

Market
Now

Aotea homes sold at a median of 100% of CV over the last month, one of the strongest results in Porirua.

What it could mean: buyers are still paying full value for well-presented homes here, even in a market with plenty of choice.

District Plan
Mostly in effect

Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.

What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

Talk to Blair

About this data. Listing figures come from my own record of every Aotea property on Trade Me, checked 11 October 2026. Sales figures are the Aotea sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture. Suburb facts are from Wikipedia and Porirua City Council. This is general information, not a valuation. Back to Porirua Property Intelligence.
