What's changing in Ascot Park
The plans and projects most likely to affect Ascot Park.
Te Rā Nui, the eastern Porirua regeneration programme led by Kāinga Ora, Ngāti Toa and the council, is renewing state housing and building new homes across Ascot Park, Waitangirua, Cannons Creek and Rānui.
What it could mean: better housing, parks and infrastructure over time, which should lift the appeal of eastern Porirua. More new homes nearby also means more choice for buyers.
Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.
What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

Sales figures are the Ascot Park sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture.
