Local plans

What's changing in Cannons Creek

The plans and projects most likely to affect Cannons Creek.

Regeneration
Underway

Te Rā Nui, the eastern Porirua regeneration programme, is renewing state housing and building new homes across eastern Porirua. In Cannons Creek, work includes a new park and wetland, and upgraded wastewater and stormwater pipes.

What it could mean: better parks, infrastructure and housing over time, which should help the suburb's appeal.

Interest rates
28 October 2026

The Reserve Bank's next Official Cash Rate decision. The rate is 2.75% after rises in July and September.

What it could mean: first home buyers are a big part of this market, so rate changes are felt quickly here.

District Plan
Mostly in effect

Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.

What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

About this data. Listing figures come from my own record of every Cannons Creek property on Trade Me, checked 11 October 2026. Sales figures are the Cannons Creek sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture.
