National and regional sales data is regularly reported and easy to find, but it offers very little practical value to an individual home seller or buyer.
To illustrate the point, consider how aggregated figures are compiled. A recent sale of a 100 m² townhouse in Titahi Bay will be included in Porirua’s regional sales reporting. However, that information has little relevance when estimating what a 300 m² standalone house in Whitby might achieve. The properties differ in scale, land size, location and buyer appeal.
Even suburb-level data can be misleading in an area such as Whitby, where construction eras vary significantly. Older streets like Spinnaker Drive are made up largely of homes built in the 1970s. Since then, Whitby has seen ongoing development in successive stages. That pattern continues today in neighbourhoods such as Silverbrook and is set to carry on with Talima Estate due to commence shortly. Differences in age, setting and style across these areas can have a meaningful impact on pricing.
Looking at data at a hyper-local level provides a clearer picture of what comparable homes are actually selling for, making it far more useful for anyone considering buying or selling.
