Local plans

What's changing in Kenepuru

The plans and projects most likely to affect Kenepuru.

Development
Underway

Kenepuru Landing is planned for over 700 homes across six stages, led by Ngāti Toa. Stages 1 and 2 are complete, and house and land packages in Stage 3 are on the market now.

What it could mean: a steady supply of new homes. If you own an existing home here, buyers will compare it with new builds, so presentation and price matter.

District Plan
Mostly in effect

Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.

What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

About this data. Listing figures come from my own record of every Kenepuru property on Trade Me, checked 11 October 2026. Sales figures are the Kenepuru sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture. Suburb facts are from Kenepuru Landing, Wikipedia and Porirua City Council. This is general information, not a valuation. Back to Porirua Property Intelligence.
