An honest look at what Pukerua Bay offers at each stage.

First home buyers

Possible, with 4 homes for sale between $600,000 and $800,000 CV. Sections are another way in if you're open to building.

Good if you want space and views. Larger homes come up, along with big sections for building your own.

Downsizers

Appealing for village life, the beach and the train, but few smaller homes come up.

Local plans

What's changing in Pukerua Bay

The plans and projects most likely to affect Pukerua Bay.

Development
Under consideration

Mt Welcome, a fast-track application for about 900 residential lots off Muri Road and State Highway 59, is with an expert panel. The Pukerua Bay Residents Association has asked the panel to decline it.

What it could mean: if approved, a big change to the size of the village, with more homes competing for buyers but potentially more local services.

Development
Underway nearby

Plimmerton Farm, to the south, has consent for around 2,000 to 2,400 homes, and another greenfield project off Muri Road is underway.

What it could mean: more new homes on Pukerua Bay's doorstep over the next decade.

District Plan
Mostly in effect

Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.

What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

About this data. Listing figures come from my own record of every Pukerua Bay property on Trade Me, checked 11 October 2026. Sales figures are the Pukerua Bay sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture. Suburb facts are from Wikipedia, Fast-track Approvals, Pukerua Bay Residents Association and Porirua City Council. This is general information, not a valuation. Back to Porirua Property Intelligence.
