Takapu Valley
A quiet rural valley between Porirua and Tawa, reached only by Takapu Road. Families have farmed here since the 1840s. It's officially part of Wellington City, but it sits right on Porirua's southern edge.

How homes are being sold
Land drives the price
Both properties show a price indication well above their 2025 CV ($1.695m against a $1.03m CV, and $2m against $1.45m). One has been listed for 322 days. Rural land is hard to value, so CVs are only a loose guide here.

What's changing in Takapu Valley
The plans and projects most likely to affect Takapu Valley.
Takapu Valley is part of Wellington City, so Wellington City Council's 2024 District Plan, not Porirua's, sets what can be built here. Where parts are under appeal, the older 2000 plan still applies.
What it could mean: subdivision and building rules differ from Porirua's. Check a property's zone on Wellington City Council's ePlan, or ask me.
