Tītahi Bay
A beach suburb on a short peninsula on the western side of Porirua Harbour, known for its surf beach and the boatsheds at each end of the bay. It has some of Porirua's most affordable coastal homes.

Is Tītahi Bay right for you?
An honest look at what Tītahi Bay offers at each stage.
First home buyers
One of Porirua's best options. 20 of the homes for sale have a CV under $800,000, and the median recorded sale was $557,500.
Upsizers
Limited right now. There are no 4 bedroom homes on the market and none with a CV over $1 million, so families needing more space may have to look elsewhere.
Downsizers
A strong option. 14 one and two bedroom homes are for sale, almost half of all the smaller homes on the market in Porirua, and the beach is on your doorstep.
What's changing in Tītahi Bay
The plans and projects most likely to affect Tītahi Bay.
Recent sales here have come in below CV (median 92%), and many homes are sitting on the market for months.
What it could mean: pricing realistically from day one matters more in Tītahi Bay than in most suburbs. Overpriced homes are the ones that sit.
The Reserve Bank's next Official Cash Rate decision. The rate is 2.75% after rises in July and September.
What it could mean: first home buyers are a big part of the Tītahi Bay market, so higher rates could hit demand here harder than in pricier suburbs.
Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.
What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.
