Suburb guide

Whitby

A planned hillside suburb on the southern shore of the Pāuatahanui Inlet, first sold as sections in 1970. Street names follow the life and voyages of James Cook. It's Porirua's busiest suburb for listings, and mostly family homes.

Who it suits

Is Whitby right for you?

An honest look at what Whitby offers at each stage.

First home buyers

Whitby isn't the cheapest way into Porirua. Only 5 homes for sale have a CV under $600,000. The older streets are the best place to look for an entry-level 3 bedroom home.

Upsizers

Whitby's strongest fit. Almost every home for sale has 3 or 4 bedrooms, there are three primary schools, and new builds and sections give you options if you want something newer.

Downsizers

If you love Whitby and want to stay, choice is limited. There are no one or two bedroom homes on the market right now, so it often means a smaller 3 bedroom home or a low-maintenance new build.

Local plans

What's changing in Whitby

The plans and projects most likely to affect Whitby.

New homes
Ongoing

New subdivisions on the eastern side of Whitby keep adding sections and house and land packages. Right now that's 17 sections and 14 new builds on the market.

What it could mean: if you're selling an older home, buyers will compare it with new builds nearby. Presentation and price need to account for that.

Zoning
Under review

Landowners near Silverwood on Whitby's eastern edge have asked the council to rezone rural land overlooking Transmission Gully for future housing, through the District Plan review.

What it could mean: more homes on the edge of Whitby in the long term, if the rezoning goes ahead.

District Plan
Mostly in effect

Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.

What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.

About this data. Listing figures come from my own record of every Whitby property on Trade Me, checked 11 October 2026. Sales figures are the Whitby sales I've recorded since 11 September 2026 with a known price. Medians are used so a few very high or low prices don't skew the picture. Suburb facts are from Wikipedia (Stats NZ Census and Ministry of Education data), Porirua City Council and Bayleys. This is general information, not a valuation. Back to Porirua Property Intelligence.
