Whitby Neighbourhoods

Whitby has developed progressively over the past 50 years, with each stage of growth producing distinct pockets of housing that vary significantly in style, age, and buyer appeal. Because of this, I’ve divided Whitby into 20 neighbourhoods to ensure that when analysing recent sales, we’re comparing like with like rather than lumping together properties that have very little in common. Looking at data on a neighbourhood level provides a far more accurate and meaningful picture than relying on broad Whitby-wide figures, or worse, generalising from Porirua or Wellington region data. Understanding these nuances is a crucial part of interpreting the market correctly, and that insight plays a major role in achieving a successful sale.
