First home buyers
Not a realistic starting point for most. Only 1 home for sale has a CV under $800,000.
Upsizers
The place to look if you want land. Homes for sale sit on a median of about 2.5 hectares, with room for animals, gardens and sheds.

Few smaller homes come up here. If you're downsizing from a lifestyle property, long sale times mean starting early helps.
What's changing in Pāuatahanui
The plans and projects most likely to affect Pāuatahanui.
Homes here are taking around six months to sell, and no sales with a known price have been recorded since mid-September.
What it could mean: the buyer pool for lifestyle property is small. Pricing to the market and allowing time matter even more here.
Transmission Gully runs just east of the village, with quick access north to Kāpiti and south to Wellington.
What it could mean: easier commuting makes lifestyle living here more practical than it used to be.
Porirua's new District Plan rules are now treated as operative, except where they are under appeal. They set what can be built on each property.
What it could mean: some properties may have more development potential than before. Check your property's zone on the council's ePlan, or ask me.
