Your home didn't sell. That's not the end of the story.
A listing that expires isn't a verdict on your home. It's usually a fixable problem with price, marketing or communication. I help Porirua homeowners relaunch with a fresh plan and a clear head.
Why your home hasn’t sold yet
In most cases, an unsold home comes down to one of four things. The good news is that all four can be fixed.
Promotion
Thin marketing and a listing that never reached the buyers actually searching. If they can't find your home, they can't fall for it.
Presentation
Dull photos, a home that wasn't prepared, or a first impression that didn't match the asking price. Buyers decide within minutes.
Price
Priced to the seller's hopes instead of what buyers are actually paying, or compared against the wrong sales. Buyers notice within days, then move on.
Person
An agent who listed it and waited. No feedback after open homes, no honest conversation, and no plan when the first few weeks didn't deliver.
We start with your last listing
Before we plan anything new, I want to understand exactly what happened the first time.
- The asking price and any price changes along the way
- How long your home was on the market
- The photos, video and listing description
- Feedback from buyers and other agents
- Open home attendance and enquiry levels
- What similar homes nearby sold for, and which ones are still waiting
The aim isn't to put the same home back on the market. It's to help buyers see it in a new light.
What I do differently
A clear plan from day one, managed personally from start to finish.
An honest look at price
A fresh market appraisal based on recent Porirua sales and where buyers are right now, not last time's number. We position your home to attract offers.
Marketing that reaches buyers
Professional photography, copy that tells your home's story, and exposure on the sites buyers really use, so the relaunch feels new, not recycled.
Presentation and preparation
Practical advice on styling and small improvements that help your home look its best in person and online, where first impressions are made.
Regular, honest communication
Feedback shared after every viewing, and a standing plan to adjust quickly if the market tells us something. You will never be left wondering.
Not sure where you stand with your previous agency agreement? I'm happy to talk it through with you, with no pressure.
Where your home will be seen
A relaunch should feel new, so the marketing has to work harder than it did last time.
Photography and first impressions
New professional photos, with the lead image and photo order chosen on purpose, because most buyers decide in seconds.
Video and floor plans
Video, a clear floor plan and drone footage where it helps buyers understand the home and its setting.
The sites buyers use
A freshly written listing on Trade Me Property, realestate.co.nz and Harcourts, so it looks like a new home, not a repeat.
Social media
Targeted local campaigns that put your home in front of people who are actually looking in your area.
Direct contact
Personal outreach to other agents and to buyers who are already looking for a home like yours.
Open homes and signage
Open homes and signage planned around when buyers are looking, not just when it's convenient.
You will always know where things stand
Not knowing what's happening is one of the hardest parts of a stalled sale. Here is what you can expect from me.
A regular update
A call or text every week on viewings, enquiries and what buyers are saying.
Honest feedback
Comments from every buyer and agent who comes through, passed on as they said it.
Planned review points
We agree up front when we'll review price and marketing, so we adjust early, not late.
Straight from me
You deal with me directly. No handing you off, and no automated messages.
Questions to ask every agent who calls
You've probably heard from a few agents already. Ask each of them these questions, and judge the answers rather than the promises.
- What do you think went wrong with my last listing?
- What would you do differently, specifically?
- How would you price my home, and why?
- How will you improve the photos and presentation?
- What marketing will you actually deliver?
- How often will you update me, and how?
- What will you do if buyer interest is still low after a few weeks?
- What will it cost me in total, and what does that include?
I'm happy to answer every one of these. Please ask me too.
Common questions from sellers
What does it mean when a listing expires?
Your agency agreement has ended without your home selling. From here you can relist with the same agent, choose a new one, or take a break.
Should I relist straight away?
Not always. If the issue was price or marketing, we can move quickly. If the home needs some work, new photos or a little distance from the old listing, a short reset can give you a stronger relaunch. I will give you my honest view.
Do I have to stay with my current agency?
That depends on the terms of your agency agreement, including the end date and any notice requirements. If you are unsure, I am happy to talk it through with you, and a lawyer can confirm the detail.
Will buyers see my old listing?
Some will, and some may remember it. That is why a relaunch needs a real change, such as price, photos or positioning, not just a new date.
Will I need to drop the price?
Not automatically. First we look at what similar homes have sold for and what buyers told us. Sometimes price is the answer, and sometimes it is the marketing.
What if I tried selling privately and it did not work?
That is more common than you might think, and it is fine. We will look at the enquiries you had and take it from there.
How quickly can my home be back on the market?
Often within a couple of weeks, depending on photography, preparation and any small jobs. I will give you a realistic timeline when we meet.
What does it cost to talk?
Nothing. The relisting plan is free and there is no obligation.
